Hi My name is David and I am the official and the original underground landlord. I have been in this business for over 20 years and problems with tenants and seemingly no where to turn has led me to the creation of the underground landlord.  This is really a simple concept just taken to the next level and in my humble opinion, done well.

The Underground Landlord is a peer-to-peer site exclusively for landlords and property managers. Each person who signs up as a landlord/ user gives their contact information upon signup. Next they input less than favorable tenants that they have encountered along the way in their database. Each and every landlord has their own database on the site. This is important.

Now you can search prospective tenants against the databases. If you return a high quality potential match it will not display the tenant in any way but rather the landlord that has the matching or closely matching query. This is basically a free tenant screening service and something that will aid in tenant selection a great deal.

There is lots of talk these days on tenant blacklist. Everyone has an opinion and you hear many times people state that they are illegal. Well, to begin with, let's define what a tenant blacklist is.
Upon Searching google with the question. What is a tenant blacklist this is the answer at the top of the page. "A tenant blacklist is another name for a tenancy database or a ‘bad’ tenant database. Run by private companies, they collect and store information about tenants. Real estate agents and landlords may use them to screen people who have applied to rent a property."

So for a database to be in existence the data had to come from somewhere right? Well, where did this data come from?  Winston Law LLC did a comprehensive job on tenant blacklist and where they originate. I believe you will be quite surprised.  From the name you may think back room deals or mafia guys in trench coats selling vital and illegal information to shady characters. Well, wrong, that's just not the case at all as pointed out by this article by Winston Law themselves:

Where Does The Info For a Tenant Blacklist Come From? 
Courts around the country are selling their docket information, which includes the personal details about individuals contained in case filings. Often provided as a digital data feed from Courts directly to private companies, this docket information is being purchased by private data companies, debt collectors, and credit reporting agencies.
In the area of residential and tenant disputes, renters who are named in a Housing Court proceeding may end up on what is called a “tenant blacklist.” Specifically, private tenant screening companies and credit reporting agencies purchase personal information about renters involved in Housing Court cases.
Then, these credit reporting agencies compile the personal information in large “tenant blacklist” databases and sell special “rental credit reports” to landlords and property managers. When a renter submits an application, landlords can use these special renters credit reports to decide to accept or reject the renter. Landlords may also use renters credit reports to determine the price of rent.

Each court jurisdiction has its own policy about the release or sale of personal information contained in it’s case docket. In the State of New York, the New York Office of Court Administration sells the personal information of renters involved in New York Housing Court cases to private tenant screening companies. This includes personal information about renters from Housing Court in New York City (including Housing Court cases filed in the Bronx Housing Court, Kings Civil Court, New York City Housing Court, Richmond Civil Court, Redhook Community Justice Center, Queens Civil Court, and Harlem Community Court).
Did You Read That Right?
Yes you did! All that information that folks on the internet are screaming is illegal for folks to have access too, came straight from the courthouse. Not only did it come from there but the courts profited from the sell of it? Imagine that? The government selling the information you think they so carefully protect. Well I guess that lets you know right now that they obviously do not believe that tenant blacklist are illegal. Apparently quite the contrary. 
Now, as to underground landlord. We take a much different approach and we are definitely not a Bad Tenant Database. We work with landlords and have them place tenants they have had issues with into their own database. If a landlord searches a matching or similarly matching tenant, we pull the contact info and provide it to them of the landlord who has the match. Now two people can carry on a very FIRST AMENDMENT conversation between the 2 of them to verify if it's the same tenant and if the prospective landlord wants to accept their business or not.
